Interior Trim

  • Series 800 doors or similar, minimum 7 1/4” baseboards, 3” back band casing on windows and doors.
  • Polished Brass, or brushed nickel door hardware.
  • Up-graded ceramics/porcelaine as per builder samples; main hallway, kitchen areas, laundry room facility, and all bathrooms.
  • Wire Shelves in all closets.
  • Select hardwood, 3 ¼ x ¾  from builder samples
  • Two coats of paint with choice of 5 colors, from builder samples.

Exterior Features

  • Clay Brick or Stucco and  stone front elevations as per plan, clay brick or stucco siding from samples for balance of house.
  • Masonry detailing including brick soldier coursing and keystones as per plan.
  • 5” Aluminum eavestrough, balance aluminum fascia, soffits, and 5” downspouts.
  • Gravel driveway.
  • Two exterior hose bibs.
  • Exterior ground fault electric receptacles.
  • Finished grading in compliance with approved drainage plans.
  • Steel insulated front doors with insert from builder samples as per plan.

Framing and heavy construction components

  • 30 year asphalt shingles.
  • 2” x 6” exterior wall framing.
  • Eight foot basement with poured concrete foundations and steel beam supports.
  • Tongue and groove plywood sub-flooring, with sanded joints and fastened with screws.
  • Nine foot smooth finish ceiling on main floor.
  • Vinyl casement windows with screens on all operable windows, all front windows to have grills.
  • Steel clad insulated garage doors, with glass inserts.
  • Cold room in basement with insulated door as per plan.
  • Covered front porches as per plan.
  • High efficiency furnace and hot water tank.

Kitchen and bathrooms

  • Double stainless steel sink with single lever faucet.
  • Exhaust fan with light and vented to exterior, as per plan.
  • Wide range of quality finishes and designs for kitchen, with upgrade hinges and drawer hardware, 40” upper cabinets with crown molding and light valance with rough-in electrical.
  • Granite counters throughout from builder samples.
  • Quality cabinets in all bathrooms
  • Pedestal sink in powder room, as per plan.
  • Moen or American Standard faucets.
  • Soaker tub with ceramic tile platform, as per plan.
  • Separate shower stall, as per plan.
  • Main bathroom(s) to have 5’ tub and ceramic tiles in tub enclosure.
  • Full width mirrors above all vanities or sinks.
  • Exhaust fans in all bathrooms.

Additional Features

  • Direct vent gas fireplace with glass panel and paint grade mantle, as per plan.
  • Dryer and range hood vented to exterior.
  • 200 AMP electric service with circuit breaker panel, and copper wiring.
  • White Decora switch plate covers and receptacles throughout.
  • Smoke and carbon monoxide detectors as per code.
  • Door chimes.
  • Brass front door grip sets with security deadbolt.

  • Four telephone and T.V. cable connections in choice of location.

  • Eco Flo Septic system in compliance with local township and building code regulations.
  • Lot grading, and sod (minimum 50ft around perimeter of house) and hydro-seed as per construction envelope and municipal requirements.

  • $25,000.00    30 days after acceptance of Contract
